When Dallas was recovering from the F4 Tornado of October 2019, it was not beautiful. The bad news was a projected 2-year recovery. For insurance reasons. The Good News was the 2-year recovery time to plan the recovery.
We recently had time to improve our 24-year family home.
We reduced our energy bill
by $400 a month.
($295 now)
The things we did to improve, we used a lot of R19 insulation. And we have an attached garage, we used Walmart Ant NASA TECH White Reflective Foam Core 2 Car Garage Door Insulation Kit 18 Ft (Wide) x 8 Ft (HIGH) R Value 8.0 Made in USA $116. This positively changes the temperature in the Texas garage by at least 10 to 15 degrees. Both winter and summer.
The garage wall to the house, we insulated with R19 and then put in Hardy Plank for security if the cars bump a plank and for overall weatherproofing.
We also put in 2 attic fans from shopping the reviews. They have benefitted us for 2 years.
Sheds hold building materials and people safely.
All the doors, including attic, have Home Depot Frost King double layer, 2 products, door frame insulation and Vinyl or Brass sweeps at the bottom. Even the attic.
But the one thing I think we did, the best, was putting Lowe's12-in x 24-in White Rectangle Urethane Gable Vent $62, two of them on the wall surrounding the refrigerator, top and bottom. This allows the refrigerator not to fight its own heat, the top vent allows the heat to dissipate in the kitchen.
The one thing we avoided was Vinyl Windows.
We had a mature, in years of window sales, salesman arrive at our home and say, "Honestly, no one wants vinyl on their home for warping. This $22 g solution is a waste, a joke, 1/3 of the Argon gas fails in about 4 to 5 years. They won't last 25 years. The product will never pay for itself." And our friend who washes windows for a living agrees.
Adamant avoidance. 2 more to avoid.
Our son has an LSU Master's Degree in Construction through the LSU Engineering Department. Green wood. It isn't cured properly. PERIOD. And lately the scam is it has a new process of drying. Yep, split later and or bend. Not great even for fence posts. (We sat next to one bending 12', 4" post, was green slightly around knotholes, horribly in an outdoor Restaurant yesterday.) Leave Home Depot if they try to tell you green wood is ok. It is NOT.
The 2nd to avoid. Glued beams.
These are new to the residential construction industry. They have no history. NEVER. Glue. You know what glue does in heat and time. Whole, large wooden Posts and long 2x4 are available in Lumber stores. Reasonably, compared to the inferior box store products.
Locally, in the Houston area, we had a major home builder have a new home, on the market, collapse. In a regular rainstorm. How. The Beams. Gave out. House down. Cracked in to 1/3rds.
Scammers in BAD Economic times.
Instead, we stayed with our aluminum windows
and advise 2 parts, bifold, interior glass or interior plexiglass storm window. We had ours made by a carpenter. If I had to buy new windows, I'd use Cypress or Mahogany and build the windows. Or Aluminum. The window industry sees vinyl windows as a scam.
We had secondary inspections before the drywall was finished.
Our building was recommended by 9 people in our Church. As we used him, his projects with them began to have major flaws. Planned obsolescence. Crooked, for rebuild profit. He is out of business using his construction name now. Fortunately, our beams were 3 to 1 part. 3 Supports for every beam. I knew from listening to others. We had also hired electrician support approval. And expert plumbing when we found out.

We had building supply issues. Repeatedly he brought wood that we rejected. One load was black mold. Our friend who builds with a major home builder said he would come and look, this was bad news. So I got out Lysol and a dish scrubber and applied Lysol while waiting. Lysol Spray kills 99.9% of mold and bacteria. The wood became perfect. They were beams that would be exposed in the garage and be painted.
When we built our $295 Garage door, the crown molding was a 2x4 and then split one 2x4 in half and layered the wood for crown molding. Was actually very beautiful. Don't throw out all that flooded wood. Stack it on 3 or 4 cinder blocks. When in doubt, double plank. Still useful.

I'd purchased from a large internet store, nationally known, for balustrades. It arrived by mail and was cedar. Cedar is so soft, you can drive your thumb fingernail in about 1/4 of an inch. To return it, I'd pay half of the purchase. I purchased Minwax Hardener and this matched the reviews and became very strong. Durable. Perfect. I painted ours.
